Privacy Policy

Fenster is an AI real-estate assistant: you look up the honest, source-cited record on a home, search listings, estimate value, and track a transaction. This policy explains what data we handle and why. We wrote it to be read, not to hide behind — the same honesty standard we hold for the product.

The short version. We collect what you give us and the minimum needed to run the service. We do not sell your personal information or use it for advertising. Some data is sent to the providers that power Fenster (AI, hosting, and the public-records/listing sources you query). You can ask us to export or delete your data.

1. Information we collect

Information you provide. Property addresses and search criteria (city, ZIP, beds, price, square footage); transaction (“deal”) details you enter, which can include the names, emails, and phone numbers of parties to a transaction; messages you send to the AI specialists; and, if you connect your MLS, your MLS/RESO connection URL and access token.
Account information. If you create an account, sign-in is handled by our authentication provider, Clerk, which collects your email address and name and manages your login. See Clerk’s privacy policy for its practices.
Automatically collected. Your IP address (used transiently for security and rate-limiting), and basic server logs. Logs can occasionally contain data included in an error (for example, an address that triggered a failure). We do not use analytics or advertising trackers.

2. Cookies

Fenster itself sets no cookies and stores nothing in your browser for tracking. The only cookies are the strictly-necessary ones our authentication provider (Clerk) uses to keep you signed in. There are no analytics or advertising cookies, so there is nothing to consent to beyond what is required to log you in.

3. How we use information

To provide the service: return property records, run searches, compute valuations and deadlines, and answer your questions.
To keep the service secure and reliable (rate-limiting, abuse prevention, debugging).
To operate your account and keep your workspace private to you (see “Security,” below).

We do not sell personal information, and we do not use it to target ads.

4. Who we share data with (service providers)

Fenster runs on a small set of providers. Data goes to them only to make the feature you asked for work:

We may also disclose data if required by law, or to protect the rights, safety, or property of Fenster or others. If we are ever involved in a merger or acquisition, data may transfer as part of that transaction, subject to this policy.

5. AI processing

When you chat with a specialist, your message and the relevant property context are sent to Anthropic’s Claude API to generate a response. AI output is advisory and can be incomplete or wrong — value estimates are not appraisals and deadline timelines are not legal deadlines. Do not rely on it for consequential decisions without verifying with a licensed professional. See our Terms of Service.

6. Data retention

We keep the data you store (deals, saved searches, workspace) until you delete it or ask us to. Chat conversations are stored to give each conversation memory. Server logs are retained only as long as our hosting provider’s defaults. When you ask us to delete your data, we remove it from our active systems within a reasonable period, except where we must keep it to comply with law.

7. Your rights & choices

You can request a copy of your data, ask us to correct it, or ask us to delete it. To do so, contact support@aaservent.com. Depending on where you live (for example, California under the CCPA/CPRA, or the EU/UK under the GDPR), you may have additional rights, including to access, delete, correct, or restrict processing, and to object to certain uses — we honor these where they apply. We will not discriminate against you for exercising your rights.

8. Security

All traffic is encrypted in transit (HTTPS).
Your workspace is scoped to your account — a deal is accessible only by its owner (enforced server-side).
If you connect an MLS, your access token is stored server-side and is never returned to the browser.

No online service can promise perfect security, but we work to protect your data and limit what we collect in the first place.

9. Children

Fenster is not directed to children and is not intended for anyone under 18. We do not knowingly collect data from children.

10. Changes

We may update this policy. If we make material changes, we will update the effective date and, where appropriate, notify you.
